Payment Terms
50% booking / holding deposit is payable upon signing of the initial term sheet agreement which guarantees your time period month for the next 25 years.
50% of the remaining balance of the purchase price is payable upon signing the final sale & purchase legal agreements.

Rental Pool:
Owners have the opportunity of allowing The Mata Hari or its agents to rent the unit if they do not intend to stay for any of their allotted time. Fifty percent (50%) of the rental income will go to the owner, with the management company retaining Fifty percent (50%) as a sales & marketing/operational management and staff servicing fee.

The Life & Legend of Mata Hari
Mata Hari (Margaretha Geertruida Zelle) was a courtesan of immense beauty and seductiveness who became perhaps one of most famous spies during World War I. A Dutch double-agent working for both French Intelligence and the German Military she toured Europe trading in secrets and desires. She lived in Indonesia from the ages 18-26 before returning to Europe to begin her career as an exotic dancer. Her stage act and persona was of course fictional – A Javanese princess of Hindu origins, but she set the Parisian club scene on fire. A courtesan in mid-16th century usage referred to a mistress or trained artisan of dance and singing, especially one associated with wealthy, powerful, or upper-class men who provided luxuries and status in exchange for companionship. In the Indonesian language Matahari means The Sun, Pantai means beach and Terbit means rise. The local name for the beach where our property is located is Pantai Matahari Terbit which directly translates as “Sunrise Beach”. Well, there are many sunrise beaches and sunset beaches and beach resorts all over the world. But there was only one Mata Hari We have designed The Mata Hari interiors and exteriors as well as those of our beachfront Seafood Bar & Grill, to reflect the remarkable confluence of the legend of Mata Hari, the real life story behind her early years in Indonesia and, of course, your place in the sun as well as your spot on the beach.

The Neighborhood, Dining & Nightlife

The Mata Hari is directly on the beach with stunning ocean views toward the west. The area is mostly famous for its international clientele with colorful fishing boats, a great right handed surf break and awesome scuba diving. A main feature of our resort is a beachfront Seafood Bar & Grill with fresh fish and shellfish delivered straight from the nets of the boats parked right on our beachfront. Just 350 meters walk away is Café Square a small area that has some of the most intoxicating nightlife in Bali. Small karaoke bars with gorgeous courtesans can entertain you very late into the night. As a guestimate there are probably over 500 of Indonesia’s finest courtesans within a 10 minute walk! This small town square also has one thousand year old banyan trees at its center and also marks the landing spot of the Dutch forces in 1906 where the Balinese warriors fought so bravely against overwhelming technology. The Sanur beach area has a lively market feeling on Sundays with many local Balinese coming to enjoy the beach life which makes this a special day every week and we think is unique in the whole of Bali.

Surfing the Sanur Breaks

The Mata Hari is directly across from a great surf break which is perfect for both beginners as well as experienced surfers. * Sanur is at the other end of the spectrum from Kuta. Restaurants along the beach, lots of families and a lot less crowded. It also benefits form receiving most of the swell through the rainy season. So when we arrived mid April (the tail end of the wets) good waves were still pushing over the reef. In all honesty, Tandjungs left, which was right outside our back door, was closing out in dramatic style for the first 4 days of our stay. Sanur reef, a short walk north along the beach was also showing itself in elegant 10’ barrels. Now this might sound cautious, but I hired a canoe first, stuck my booties on and took a paddle out to Tandjungs. I knew it was high tide, but my surf book said this place was shallow, and I didn’t want to find out the hard way. It also let me see how strong the rip was and get a better idea exactly how far out it really was. It turn out to be a pretty nice wave, breaking beautifully left for the first 2, 3 waves of the set and then closing out on the final wave over a decent 6 foot of water. It was a fast steep take off which filled out as it drifted into the channel, not a long ride but a great introduction to what was to come.

Scuba Diving and Snorkeling

Diving in Bali offers a thriving and vibrant underwater world with some excellent dive sites. The warm waters are abundant with extensive coral reefs and magnificent marine life with sharks, turtles and manta rays. Bali's great dive spots are around Nusa Lembongan, Our own Sanur Beach, Amed, Gili Tepekong, Menjangan Island and Tulamben.

The Ocean Mola Mola sunfish Come and see one of the world’s most amazing creatures. The Mola Mola (Sunfish) can only be seen right here in Bali What is of interest while scuba diving in Nusa Penida are the large pelagics such as giant trevallys, sharks, mantas, eagle rays and turtles. On all dive sites described here (except Manta point) the special animal to find here is the rare giant ocean sunfish Mola Mola (German = Mondfisch). Sunfishes normally live up to 300 meter deep. But around Nusa Penida they come close to the surface between August and October each year. * bali-diving-bali.com

An Eco Friendly, Green Development

Carey Smoot is one of the most famous Environmental Architects in the world specializing in Tropical locations. Carey Smoot attended the California Institute of the Arts and obtained his Bachelor's Degree and Master's Degree in fine arts. In 1973 he was awarded a grant to study at the California State University at Los Angeles to study the effects of enclosed spaces on human behavior. While completing his Master's, he started his first company, Envirotecture, which employed 36 artists, craftsmen and construction specialists. The company pioneered the use of elliptical domes and other non-rectilinear structures based on forms found in nature. Within a short period of time, Carey Smoot's reputation as a maverick designer landed him a clientele that included many wellknown entertainers and Hollywood producers. In 1980, he sold Envirotecture and returned to Hawaii to apply his design philosophy to tropical buildings. He founded Source Tropical in 1991 to provide design services and materials in the tropical style, and Koko Bambu, Inc. in 1995 to offer items such as coconut woods, bamboo, and furnishings. Smoot has applied his diverse skills and artistic flair to create unexpected tropical items such as a magazine, can design for Hawaiian water, furniture, unique store fronts etc.

Other Major Work by Carey Smoot

Carey Smoot has designed dramatic homes for actors, Hollywood film directors and rock stars in Malibu, Beverly Hills and Honolulu. As well as the $10 million Paul Mitchell Lanikai Beach estate, his major works include the John Byner's $3.5 million retreat on the island of Tovu, Fiji; the Old Lahaina Luau and Café on Maui; the Bang San Ho Buddhist temple and the Waldorf School, both on the Big Island of Hawaii.

The Paul Mitchell Estate - Hawaii

This incredible estate was the dream home of the late, world renowned hair care guru, Paul Mitchell. The Paul Mitchell estate combines contemporary amenities with superb traditional island craftsmanship. Carey Smoot of Source Tropical designed the estate as an early Hawaiian ideal with materials from Hawaii and Indonesia. The result is one of the most beautiful homes in Hawaii.
